Access Statement

Introduction

Our Victorian house is set on the edge of the Yorkshire dales. The Pines was built in 1890 and one of its main features is a 110 year old grape vine. There are some period features which might make access difficult for people with limited mobility. The guest accommodation is all on the first floor, there is a wide period staircase with banisters either side; this is not suitable for wheelchairs.

Pre-Arrival

  • We are located on the main A65 between Settle and Kendal.
  • The nearest shops are Half a mile away in Ingleton village.
  • The nearest bus station is in Ingleton village centre, please ask for a timetable.
  • The nearest railway station is in Bentham, 3 miles away. Taxis are scarce and we usually use Bentham Taxis (015242 62511) one can be booked for you in advance if required.
  • Brochures and menus can be provided in large print if required.

Arrival and Car Parking

  • Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
  • To ensure your accommodation is ready we ask that guests do not normally arrive before 3.00pm. Earlier arrival is possible by arrangement.
  • There is ample parking on a level car park in front of the main door.
  • We offer assistance with luggage.

Main Entrance

  • There are two steps to the front door.
  • The front door is normally open but please ring the bell on your arrival. Reception Area
  • Leading off the reception area is the lounge, bar/games room and the period staircase to the bedrooms.
  • There are seventeen stairs to the first floor; there is a hand rail on both sides of these stairs. The stairs are carpeted.
  • There is a downstairs toilet that is available to guests during the day evening
  • The Pines is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.
  • There is a bell on the kitchen door so we can be contacted day or night. Guest Lounge
  • Guests are welcome to use the lounge at any time.
  • The lounge has two comfy sofas and two arm chairs.
  • The lounge is carpeted and has an open fire during cold weather.
  • A selection of local information, maps and magazines are available in the lounge.

Bar / Games Room

  • This room has an honesty bar with a pool table and a varied selection of games.
  • There are three tables with chairs and stools.
  • We are fully licensed for the sale of alcohol.
  • Breakfast and evening meals are served in the conservatory.
  • There is a small step into this room.
  • The conservatory has a lino flooring which can be slippery due to condensation from the One Hundred and Ten year old grape vine.
  • From the conservatory a slight ramp and two small steps leads up to the large patio area, with a fish pond and bench seating and tables.

Bedrooms

  • All bedrooms are on the first floor and are carpeted throughout.
  • They all have en suite facilities.
  • Tea and coffee tray, hair dryer, sewing kit, colour TV, alarm clock/radio are in all the rooms.
  • There is a wardrobe, chest of drawers and dressing table in each room.
  • There is a folder in each bedroom which contains further information.
  • All bedrooms are double glazed.
  • All rooms have a fire notice.

Bedroom 1 Standard

  • Bedroom 1 is first on the right at the top of the stairs.
  • There is a step down into the bathroom.
  • This room has a 4ft 6in double bed with access from both sides.
  • This room overlooks the car park and Ingleborough Mountain.
  • This room has a ceiling fan.

Bedroom 2 Standard

  • Bedroom 2 is to the left at the top of the stairs.
  • This room has a 4ft 6in double bed with access from both sides.
  • This room overlooks the car park and Ingleborough Mountain.
  • This room has a ceiling fan.

Bedroom 3 Standard

  • Bedroom 3 is second on the left at the top of the stairs.
  • This room has a 4ft 6in double bed with access from both sides.
  • This room faces the main road; it overlooks the river Greta and the forest of Bowland.
  • This room has a ceiling fan.

Bedroom 4 Superior

  • Bedroom 4 is third on the left at the top of the stairs.
  • This large room has a two 3ft single beds which zip and link into a six foot king size bed with access from both sides.
  • This room faces the main road; it overlooks the river Greta and the forest of Bowland.
  • As a superior room it has a two seat sofa.
  • This room is the only room with a bath.
  • This room has a ceiling fan.

Bedroom 5 Superior

  • Bedroom 5 is at the head of the stairs.
  • This room has a 4ft 6in double bed with access from both sides.
  • This room overlooks the conservatory and the patio.
  • As a superior room it has a two seat sofa.
  • This room has a ceiling fan.

Bedroom 6 Superior

  • Bedroom 6 is to the right at the top of the stairs, along the corridor, last door on the left.
  • This large room has two 3 ft single beds which zip and link into a six foot king size bed with access from both sides.
  • This room has two views, one of the patio and one of rolling fields and the Yorkshire Dales.
  • As a superior room it has a two seat sofa.

Bedroom 7 Superior Family Room

  • Bedroom 7 is to the right at the top of the stairs along the corridor, last door on the right.
  • This room has a 4ft 6in double bed and a 3ft single with access from both sides.
  • This room has two views, one overlooking the river Greta and the forest of Bowland and one of rolling fields and the Yorkshire Dales.
  • As a superior room it has a two seat sofa.

Gardens

  • We have a large garden with lawns, flower beds, herbs and a patio with a fish pond.
  • Guests are very welcome to enjoy our garden at all times.
  • Access to the garden is from the car park and via the conservatory to the patio.
  • Bench seating and tables are for guest use.

Additional Information

  • There is a fire extinguisher in the entrance hall and another at the top of the staircase.
  • In the event of a fire the fire alarm will sound. Please advise us if you have a hearing impairment and might not hear this.
  • The building can be evacuated via the front door at the bottom of the staircase or the fire exit on the landing. The conservatory is also a fire exit.
  • We do permit smoking in our garden.
  • We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival.
  • We are happy to refrigerate any medication.
  • Mobile phone reception at The Pines is generally ok but in some of the surrounding area there is no signal. If you need the use of a landline please ask.
